Between the city meter at the curb and your front door runs the service line, and teeing off it sits the irrigation system with its backflow assembly, feeding laterals across the whole lot. All three share the same soil, so a soggy patch incriminates nobody by itself.
The line from the meter to the house is the homeowner’s responsibility, and so is the tie-in that feeds the sprinklers, which means the diagnosis matters twice: once for the repair, and once for knowing which trade should even be standing in your yard. Our first job on every call is putting the meter, the shutoffs, and the zone valves through an isolation sequence until exactly one system owns the evidence.
The city’s Water Management Plan sets a formal watering schedule, twice-weekly watering with no automatic irrigation between 10 a.m. and 6 p.m. from April through October, and that calendar quietly does diagnostic work. Ground that is still wet on a no-watering day has lost its innocent explanation. A meter that moves with the house valve closed and the irrigation isolated has lost its last one. We use the schedule the way the city intended and one way it never planned: proof of when water should not be there.
The weak zone points one direction and the curb puddle another, which is exactly why the isolation sequence comes before any shovel.
The split where irrigation leaves the service line, backflow assembly included, is plumber territory, and it fails more often than either system it connects. We repair the tee, the assembly connections, and the shutoffs around them, and hand you a working isolation valve you may not have had before.
These runs are short but buried under sidewalks, parkway strips, and wide driveways. Locating equipment marks the failure first, boring carries the repair under concrete instead of through it, and the excavation happens at one marked spot sized to the work.
Lines installed at boom-era speed sometimes came with shallow stretches, kinks, and hurried connections that surface as failures a decade later. When testing shows a run compromised at multiple points, we price full replacement honestly beside the spot repair, install at proper depth, and lay tracer wire alongside so the line can be located in seconds forever after.
In communities with active HOAs, the repair is only half the job. Sod gets cut cleanly and returned, parkway strips are releveled, bore pits close flush, and concrete stays uncut wherever boring can pass beneath it. The standard is simple: nothing about the finished yard should invite a letter.
The meter, house valve, irrigation shutoff, and zone valves run through the sequence until one system owns the loss.
The guilty line’s path gets mapped and the failure marked within inches, curb to house or tee to backflow.
Spot repair, tie-in rebuild, or full replacement goes in as priced and approved, bored under hardscape wherever the ground allows.
The system holds a final meter test, the tracer wire and depth get documented on replacements, and the yard is put back to HOA standard.
